As of 2025, there is no loan limit for veterans with full entitlement purchasing with $0 down. However, if you've previously used your VA benefit or have reduced entitlement, county-specific limits may apply.

High-cost areas: Up to $1,209,750

The VA Funding Fee
The VA charges a one-time funding fee that can be rolled into your loan amount (no out-of-pocket cost). The fee varies based on:
- Type of service (active duty vs. reserves)
- Down payment amount
- First-time vs. subsequent use
- First-time use, 0% down: 2.15% of loan amount
- Subsequent use, 0% down: 3.30% of loan amount
- 10% or more down: 1.25%-1.50%
Fee Waived for:
- Veterans receiving VA disability compensation
- Veterans eligible to receive disability compensation (but receiving retirement pay instead)
- Surviving spouses of veterans who died in service or from service-related disabilities

Does the seller have to pay closing costs?
No, but the seller CAN contribute up to 4% of the purchase price toward your closing costs. This is negotiable in your purchase contract.
Can I use a VA loan to buy investment property?
No. VA loans are for primary residences only. However, you can buy a 2-4 unit property, live in one unit, and rent the others.
